By accessing Aegean Escape Villas & Estates and making a booking, you agree to these Terms & Conditions. If you do not agree, please do not use the service.

A booking is a contract between you (the guest) and the property host. Aegean Escape acts as the booking platform and concierge.

All bookings are subject to availability. We reserve the right to decline or cancel a booking where information is inaccurate or payment cannot be verified.

Prices are quoted in South African Rand (ZAR) and include applicable taxes and levies as shown in your booking summary.

You may pay in full or by a 30% deposit with the balance due before arrival. Payments are processed via Stripe, Paystack, Yoco or bank transfer.

We use idempotent payment processing to prevent duplicate charges.

Cancellation policies vary by property and are displayed on each villa. Flexible, Moderate and Strict policies apply as shown.

Refunds, where applicable, are returned to the original payment method within a reasonable processing period.

You agree to provide accurate information, respect the property and its neighbours, and comply with check-in and check-out times.

You are responsible for the behaviour of all members of your party and for any damage caused during your stay.

Concierge services (transfers, chefs, tours, spa, car hire, grocery delivery) are arranged on your behalf. Third-party providers operate under their own terms, which we will share on request.

Guests may submit reviews following a completed stay. Reviews must be honest and accurate. We reserve the right to remove content that is false, offensive or violates these terms.

Aegean Escape facilitates bookings and concierge services but is not the owner of the properties. We are not liable for events beyond our reasonable control, including force majeure, third-party service failures, or guest conduct.

We may update these terms from time to time. Continued use of the service after changes constitutes acceptance of the revised terms.
